Zoning By-law and Amendments
The Zoning By-law regulates the use of land, as well as the character, location, and use of buildings and structures in Pembroke.
The Zoning By-law determines:
- how land may be used
- where buildings and other structures can be located
- the types of buildings that are permitted and how they may be used
- the lot sizes and dimensions, parking and loading space requirements, and building heights and building setbacks from street, lot lines, and other buildings
Zoning By-law Amendments
When the Zoning By-law does not permit a proposed use, it is necessary to make an application for an amendment. The current and/or future owners of the subject property must provide written permission to proceed with the rezoning application. All applications for rezoning shall conform to the Official Plan and shall consider relevant provincial legislation, policies, and appropriate guidelines. If you cannot conform to the Official Plan then you will also require an Official Plan amendment.
